Committed Elements
1. The maximum building height for the site shall be limited to 75 feet.
2. The site will be developed with a horizontal and vertical integrated mix of commercial, residential, and office uses, as follows:
- Commercial SF, 50,000 min., 150,000 max.
- Residential SF, 150,000 min., 388,000 max.
- Office SF, 1,000 min., 75,000 max.
Combinations of these minimum and maximum square footage amounts shall include only those combinations that do not exceed the allowed 326 a.m. and 866 p.m. peak hour vehicular trips. (For example, a combination of three maximums is not permitted, as that combination exceeds the allowed peak hour trips.)
3. The following uses shall be prohibited:
- Convenience stores with gasoline service
- Funeral homes
- Kennels
- Self-service storage
- Vehicle service stations
- Fast food drive through windows
4. Pedestrian areas such as greens, plazas and/or other will be provided and installed at the time of issuance of the last certificate of occupancy for the final residential buildings.
5. Pedestrian areas will be designed with and emphasize by use of materials such as brick and/or concrete pavers, concrete, and/or stamped asphalt.
6. Canopy trees shall be a minimum of 3.5" in caliper at the time of installation.
7. A bus shelter will be provided and installed prior to the issuance of the last certificate of occupancy for the final commercial building.
8. The development shall consist of combinations of the minimum and maximum non-residential square footage amounts and the number of residential units established in the site data. Those amounts shall include only those combinations that do not exceed the allowed 326 a.m. an 866 p.m. peak hour vehicular trips. (For example, a combination of the three maximums is not permitted, as that combination exceeds the allowed peak hour trips.
